Who runs this website

BSI OÜ, an osaühing — a private limited company incorporated under Estonian law.

• Registered address: Maakivi tn 8-2, 61708 Räni alevik, Kambja vald, Tartumaa, Estonia.
• Registered at: the Estonian business register (Äriregister), Estonian registry code 14591080. Entered in the register on 22 October 2018; status at 26 August 2026: Registrisse kantud, entered into the register.
• Represented by: Bertram Sargla, juhatuse liige — management board member. The register records that any member of the management board may represent the company in all transactions.
• Check it yourself: ariregister.rik.ee. Estonian register data is public and costs nothing to search, which is the point of putting the link here rather than the number alone.
• Contact: info@spanishpropertycheck.com. Email is the fastest way to reach us and it is read by a person. If you need a different means of communication, ask in that email and we will arrange one.
• VAT: the Estonian register shows no VAT identification number (KMKR) for BSI OÜ, so none is stated here. We do not hold, and will never print, a Spanish NIF, a United Kingdom VAT number or an Irish VAT number.

Where we are, and where we are not

BSI OÜ is an Estonian company. We have no office and no establishment in Spain, the United Kingdom or Ireland.

We say that plainly because the alternative — looking established everywhere — is the exact silhouette a careful buyer has been taught to distrust, and because it is true.

What this site is not

This site is not the Registro de la Propiedad, the Catastro, the Colegio de Registradores, a Colegio de Abogados, the Agencia Estatal de Administración Tributaria, gov.uk or the Foreign, Commonwealth and Development Office. It is not associated with any of them, not endorsed by any of them and not authorised by any of them. We cite them and link to them constantly, and that is the whole of the relationship.

We are not lawyers, abogados, gestores, licensed conveyancers, surveyors, mortgage intermediaries or tax agents, and we are not regulated as any of those things because we do none of them. This site publishes dated explanations. It performs no procedure, holds no client money, and produces no document.

What we sell

Nothing. There is no product, no report, no subscription and no price list. The only thing you can do here besides read is leave an email address so that we can tell you when something on the site changes.

Supervision

• Data protection: Andmekaitse Inspektsioon (AKI), Estonia — the supervisory authority for BSI OÜ as controller.
• Consumer protection and technical supervision: Tarbijakaitse ja Tehnilise Järelevalve Amet (TTJA), Estonia.
• If you are in the United Kingdom, you may also complain to the Information Commissioner's Office about how we handle your data, and to the Competition and Markets Authority or the Advertising Standards Authority about how this site advertises itself.
• If you are in Ireland, the equivalents are the Data Protection Commission, the Competition and Consumer Protection Commission and the Advertising Standards Authority for Ireland.

No other authority supervises this service, and we name none. Inventing a regulator would be the most dangerous sentence on this page.

Which law applies

There is no choice-of-law clause on this site, and there will not be one. If you are a consumer, the law of the country you live in applies to your dealings with us and to the courts you can use, and nothing we write can move that.

Copyright

The text, tables and the annotated example document on this site are ours. The statutes, tariffs and official pages we quote belong to their publishers and are quoted with a source and a date. Company names are used to identify their owners and imply no connection with them.
